§ 8186 Multiple Contract Notice Of Completion

Key Takeaways

  • •If a big project is split into smaller parts with separate contracts, the owner can file a notice when one part is done.
  • •Once this notice is filed, workers (except the main contractor) can't claim they're still working on that part.
  • •If the owner doesn't file this notice, workers have the usual time to file a lien (a legal claim for unpaid work).

Example

A homeowner hires two different companies to build a house—one for the kitchen and one for the bathroom.

If the homeowner files a notice saying the kitchen is done, the workers who did the kitchen can't later say they're still working on it to get more money. But if the homeowner doesn't file this notice, the workers have the normal time to ask for payment if they weren't paid.
