§ 6650 Condominium Common Area Ownership

Key Takeaways

  • •In a condo or planned community, the shared areas (like pools or parks) are usually owned equally by all the homeowners.
  • •Each homeowner gets an equal share of the common areas, no matter the size of their home.
  • •The rules can be different if the community's official papers say so.

Example

Imagine you live in a condo with 10 other families. There’s a big garden and a pool that everyone uses.

Unless the condo rules say something else, you and the other 10 families each own an equal part of the garden and pool. So, you all share the responsibility and the benefits equally.
