§ 4780 Pest Damage Maintenance Responsibility

Key Takeaways

  • •If you live in a shared building (like condos or apartments), the building's group (association) usually has to fix damage from bugs or pests in shared areas.
  • •If you own a house in a planned neighborhood, you usually have to fix bug damage in your own house unless the group votes to take over the job.
  • •If the group takes over fixing bug damage in your house, they can make you pay for it later.

Example

You live in a condo building, and termites eat away at the wooden stairs in the hallway.

The condo group (association) has to pay to fix the stairs because it's a shared area.
